ROOM / VILLA / APART RENTAL AGREEMENT
Purpose and Parties
This contract; It has been prepared in order to specify the matters to be obeyed by the parties in case the villa / apartment / room is rented between certain dates between the renter of the villa / apartment / room (referred to as the customer in the contract) and the lessor of the villa / apartment / room (referred to as Hotel Abyer Agency in the contract)
The customer who makes a reservation for any of the villas / apartments / rooms on the www.hotelabuyer.com website is deemed to have accepted the terms of this contract. Violation of any of the terms of the contract gives Hotel Abyer Agency the right to cancel the reservation, request the customer to leave the villa / apartment / room, not refund the deposit, deposit and rental fee received, and demand the entire unpaid rent.
Reservation and Payment
Pre-reservations can be made for villas / apartments / rooms on our website via the reservation form on our website, by phone or e-mail. For this, it is sufficient to specify the dates you want to rent the villa / apart / room and send the transportation and payment information to us. 30% of the total fee is charged as deposit after pre-reservation is made. If the deposit amount notified to you is paid within 1 (one) business day by money order, eft or credit card, the villa will be reserved on your behalf. On the day after the deposit is received, a lease confirmation document is sent to the customer. This document contains information such as the total rental fee, the amount of deposit, the dates when the villa is rented.
In case the deposit is not deposited, Hotel Abuyer Agency reserves the right to cancel the pre-reservation and reserve the same villa / apartment / room for someone else without informing the customer.
The remainder of the villa / apart / room rental fee is paid in advance to the property owner or its official when the rental contract is made and the villa / apartment / room is delivered to the customer.
Damage deposit received in advance at the moment of the first delivery of the villa / apart / room will be refunded in case of no damage or loss when leaving the villa, in case the items in the villa are damaged or lost.
Villa / Apart / Room Entry and Exit
Entry time to the villa is 14:00 at the earliest. Villa Package cannot be held responsible for any problems that may occur in case of arrival before this time. Villa owner may show flexibility in entering the villa before 14.00 in cases such as early cleaning or early departure of the previous customer from the villa.
Departure time from the villa is at 11:00 in the morning at the latest. Maximum attention should be paid to these hours so that both the villa owner and the next customer are not victims. In case of early departure at the customer's own request, it is obligatory to inform www.hotelabuuyer.com 24 hours in advance, but in this case, the accommodation fee will not be refunded.
Since the villa owners also do the cleaning on the delivery days of the villa / apart / room, the deposit can be sent to the customer's bank account in case of exit from the villa without checking the damage and loss due to the intensity of the villa.
Pets / Smoking
Unless otherwise stated on our website, it is forbidden to bring pets to the villa-aparthe / room. Otherwise, www.hotelabuyer.com reserves the right to unilaterally terminate the rental agreement and expel the customer from the house without any refund.
Smoking is prohibited in the villa / apart / room indoor areas.
Prices
Villa / apart / room rental fees are daily / weekly and monthly, and the deposit fee can be made to our bank accounts by money order, EFT and credit card payment system.
Booking, Payment, Return and Cancellation Conditions
For cancellations made within 30 days from the date of the prepayment to the check-in date of the villa; The prepayment amount of the villa / apart / room rental made (as it is paid to the property owner) is not refundable. Notifications of cancellation of reservation that are not notified to www.hotelabuyer.com in writing will not be valid.
If the reservation is canceled, www.hotelabuyer.com will receive certain percentages over the total cost of the services specified in the contract in order to cover the costs it has made. Namely:
a) The deposit received for reservation is not refunded.

b) 50% of the total rental fee in cancellations made up to the 30th day before the reservation,
e) It is obliged to pay 100% of the rental fee for cancellations made between the 20th day before the reservation and the days starting the reservation and in cases where the customer does not come.
The expenses to be incurred due to the refund of the fee will be deducted from the amount to be returned.
(In case of cancellation of the reservation, this method has been applied to protect the villa owners, since it is not possible to rent the villa / apart / room in a very short time between the same dates.)
If the reservation is canceled by Hotel Abuyer Agency for any reason, the customer will be informed as soon as possible. In our customer portfolio and recommended
The money received is returned to the customer in cases where he does not accept the most equivalent villa and does not fall due to force majeure.
On our site; 30 days before the reservation date, the entire rental fee of the villa / apartment / room, which is stated to be paid in full, is collected from the customer and no fee will be refunded in case of cancellation of the reservation.
If the customer does not make the remaining payment on time, www.villapaketi.com reserves the right to cancel the reservation, not to refund the paid fee, and to receive another reservation for the same villa. Reservation cancellations can only be made by e-mail or registered mail. Verbal cancellation is not possible. The cancellation process is valid as soon as the articles reach www.hotelabuyer.com.
Www.hotelabyer.com is not responsible for not using the villa / apart / room after the reservation is made. The rental fee will become due on the agreed delivery date of the villa.
Reservation Date Change
Although the reservation date can be changed only for the same villa / apartment / room, it is not possible to change the reservation if there is less than 30 days left to the beginning of the reservation date made earlier. The transaction fee is 200 euro.
Damage Deposit
The deposit amount may vary depending on the villa / apart / room. This amount is collected from the customer in cash at the entrance of the villa / apart / room, and is refunded if there is no damage or loss in the villa / apart / room during the controls made while leaving the villa. In cases where the customer leaves the villa / apart / room early and the villa cannot be controlled due to the density, the fee received will be sent to the customer's account after the villa / apart / room has been checked. If the deposit does not cover the damage in the villa / apartment / room, legal actions will be taken.
Liability and Warranty
www.hotelabuyer.com is responsible for the delivery of the villa / apart / room to the customer at the reservation date and time, clean and ready for use. If there is any broken, inoperative device and attachment at the entrance of the villa / apart / room, the situation will be notified to www.hotelabuyer.com and this malfunction will be remedied by the villa / apart / room owner within 48 hours. In such cases, the responsible villa / apart / room owner. The customer cannot charge any fee for unreported malfunctions and failures.
www.hotelabuyer.com cannot be held liable for malfunctions that are not notified in a timely manner, accidents, illnesses, fire, theft, death, drowning, travel, shopping, food, entertainment, transportation, travel and guidance services.
Invoice and Tax
None of the villas / apartments / rooms on the www.hotelabuyer.com website are the property of the mentioned site. Villa / apart / room owners are third parties. Since www.hotelabuyer.com is an internet portal that enables these villas to reach customers and provides intermediation, it only issues an intermediary (commission) invoice. The income of the villa / apart / room owners, the invoices to be made, the taxes to be declared and paid are not the responsibility of Hotel Abuyer Agency.
Customer Responsibilities
Customers are obliged to use all movable and immovable property cleanly and responsibly, and to leave all kitchen utensils clean, washed the dishes and trash thrown away from the villa / apart / room, which are delivered to them in good condition and working condition. If the villa / apartment / rooms are left unreasonably dirty, the cleaning fee will be charged from the damage deposit.
In case of any damage to the villa / apart / room and the devices inside, www.hotelabuyer.com will be informed of the situation, the lost or damaged item will be taken from the deposit if it covers the cost, or from the customer if it does not.The customers and their guests will disturb the environment such as making noise and boom, listening to loud music during their holiday and will avoid criminal behaviors. In such cases, www.hotelabuyer.com reserves the right to ask the customer to leave the villa / apart / room before the reservation period expires in case of any complaint.www.hotelabuyer.com; Conservative and with a sheltered pool, villas / apartments / rooms and pools do not guarantee invisibility from the outside even if they are fully sheltered. These villas / apartments / rooms will provide the customers with their own privacy. Otherwise, www.hotelabuyer.com does not accept responsibility.
If the customer does not sign the "Villa / Apart / Room Rental Agreement" arranged on www.hotelabuyer.com, the customer will not be given a villa / apartment / room accommodation permit, no refund will be made, and the right to request the full rental fee to www.hotelabuyer.com will be born.
Force Majeure
In cases of force majeure such as war, an earthquake, epidemic, fire and flood in the villapart / room area, www.hotelabuyer.com and the customer may terminate the lease mutually without any legal liability.
Complaints
Customers live during their stay. They will immediately report their problems and complaints to www.hotelabuyer.com and the problem will be resolved by www.hotelabuyer.com immediately. Www.hotelabuyer.com is not responsible for complaints that are not notified during the stay and that will be made after the stay is over.
Security and Privacy Policy
www.hotelabyer.com will not use the information of its customers such as name, surname, address, telephone number, e-mail address, except to determine a user profile and make statistical studies, and will not share them with third parties. It will take necessary measures to prevent disclosure of this information to third parties.Despite all the precautions taken, www.hotelabuyer.com will not have any responsibility in the event that confidential information is damaged as a result of cyber attacks on www.hotelabuyer.com and fall into the hands of third parties.www.hotelabuyer.com may use users' IP addresses to identify users and collect demographic information.
Final Provisions
1) The customer's villa / apart / room transportation is under his / her own responsibility. Www.hotelabuyer.com cannot be held responsible for any problems such as damaged, curved, soil and stabilized roads leading to the villa / apart / room, the customer's vehicle is insufficient for such roads, and the accident, vehicle breakdown or inadequacy that may occur due to these.
2) On the villa / apart / room detail page; Its distance from various centers such as beach, restaurant and market has been stated approximately. www.hotelabuyer.com cannot be held responsible for closed markets and restaurants.
3) www.hotelabuyer.com is not responsible for accidents and incidents caused by the customer, fire and poisoning, deaths, telephone, internet and power outages that may occur due to electricity and gas leakage.
4) The pictures on our website are not representative, they are the same. Reservation cancellation is not possible due to the fact that it looks different, bigger or smaller than the pictures.
5) Cancellation of the reservation is not possible due to reasons such as funeral, wedding, health problems, accident, cancellation of leave.
Jurisdiction Court
The Bulgarian Courts are authorized for any disputes that may arise from the implementation of this contract.
